Commercial Exterior Cleaning Project – Metal Roof Soft Wash, Pressure Washing & Property Prep Services

Bright Choice completed a commercial exterior cleaning and property preparation project in San Antonio, TX that combined metal roof soft washing, targeted pressure washing, and detailed surface cleaning to restore the property and prepare key areas for future maintenance.

The work began with a metal roof soft wash, concentrating only on the metal roofing sections. We used a low-pressure method together with safe cleaning agents and surfactants to remove algae, mildew, and organic buildup without damaging the roof surface. This approach protects the integrity of the metal while delivering a deep, long-lasting clean.

To protect the surrounding landscape and hardscapes, we implemented full vegetation and runoff protection procedures. Plants were pre-rinsed and continuously rinsed during the soft wash. Sensitive landscaping was covered with breathable tarps and downspouts were bagged to control flow. We also neutralized runoff to prevent damage to grass and root systems.

It is important to note the scope of the soft wash. This service was strictly for organic growth removal. It did not include rust or oxidation removal, paint overspray or hard water stain removal. Gutter cleaning, solar panel cleaning, and window detailing were also excluded from this portion of the project.

After the roof work, we pressure washed the back patio area and nearby sidewalks to remove built-up dirt, grime, and organic growth. That cleaning improved the usability and appearance of the outdoor space while following the agreed exclusions for sidewalks and curbs along the main road.

Additional pressure washing was performed on the front sidewalks and steps facing El Monte. These are high-traffic entry areas and the cleaning helped restore safe, slip-resistant surfaces and improve curb appeal. As with the other pressure washing, main road curbs and sidewalks were excluded from this service.

We also completed a brick and stone exterior rinse-down to gently clean and prep the building exterior for painting. This light wash removed surface dirt and buildup without damaging the masonry, which helps ensure a better adhesion and finish when painting begins.

Specialty cleaning tasks were included to address smaller but important maintenance items. Six concrete parking stoppers were pressure washed, black and green organic growth was removed from the bottom of approximately 15 fence pickets, and we rinsed the tops of trash cans and the exterior AC unit to improve overall property cleanliness.

Throughout the project, attention to runoff control and landscaping protection remained a priority. The combination of soft washing for the metal roof and targeted pressure washing for patios, sidewalks, masonry, and small features provided a balanced approach that improved appearance while protecting surrounding surfaces.
